In recent years, office models around the world have continuously evolved, with the hybrid model becoming a favored trend. This model is appreciated for its flexibility that ignites a sense of balance between work and personal life for employees, which renders companies a competitive advantage in attracting and retaining talent.
With this model, employees spend some time working in the office and some time working from home or remotely. The total working hours remain the same, but the location of work is flexible.

The hybrid model emphasizes performance and results, requiring employees to achieve certain outcomes rather than just spending time at the office without ensuring effectiveness. Moreover, employees can actively choose to work remotely, from home, or from other locations.
However, traditional offices can still be maintained, albeit with significant changes in design and layout, focusing more on physical health, mental well-being, and overall experience compared to the past. According to Savills’ Intergenerational Workplace study, 80% of surveyed employees of all working ages value companies that support work-life balance.
Additionally, office spaces need to be designed to enhance creativity and provide facilities focused on experiential factors, allowing employees to find a working style that fits their needs without being constrained by traditional methods. This improves employees’ mental health, as they are less likely to compromise personal needs for company requirements.
For most employees, basic needs such as lighting, decorative plants, temperature, and air quality in the office directly impact physical health.
Other office facilities have also become essential factors motivating people to come to work. Savills’ Intergenerational Workplace survey shows that senior employees expect facilities like restaurants, cafés, and large meeting rooms, while younger generations value health and lifestyle facilities such as gym areas, shared workspaces, and collaboration zones.
From an investment perspective, Matthew Powell believes that the cost of the new office model is not significantly higher than that of traditional office investments. While there may be some initial costs for designing a hybrid office, these are relatively minor compared to the long-term benefits. Without making the transformation, costs may continue to rise.
